India’s Mumbai records 3,145 luxury property transactions in H1 FY27
The city registered 3,145 luxury residential property transactions worth ₹32,623 crore between April and September 2026
The Mumbai region’s luxury residential market recorded an average registration of more than 17 homes priced at ₹5 crore or more every day in the first half of financial year 2027 (H1 FY27).
The region registered 3,145 luxury property registrations totalling ₹32,623 crore between April and September 2026. The second quarter outpaced the first, with registrations rising 10.5 per cent to 1,651 and value increasing 17.1 per cent to ₹17,600 crore, or ₹191 crore a day.
July was the best month of the half, recording 618 homes worth ₹6,669 crore, according to a report by Lighthouse Luxury and Zapkey.

“Mumbai’s luxury market gathered pace through the half, and confidence at the very top is back, with deals above ₹50 Crore more than doubling. The growth is also spreading: Worli remains the biggest market, but Andheri West &Versova and Tardeo doubled in a single quarter. Mumbai’s luxury market now has more than one engine, and I expect the second half to build on the first,” Sumesh Mishra, Founder at Lighthouse PropTech said.
Lighthouse Luxury, a part of Lighthouse Proptech, is a real estate firm and Zapkey is a property registration intelligence platform.

Ultra-luxury deals more than doubled, with 29 homes selling for ₹50 crore or more, worth a combined ₹2,536 crore. These deals rose from nine in the first quarter (Q1) to 20 in Q2, with September alone recording nine transactions—matching the entire first quarter. Three homes at NamanXana sold for a combined ₹456 crore, representing the highest average among the top 10 projects at ₹152 crore per home.
“By combining AI analytics with registration intelligence, we give high-networth buyers and investors a clear view of what the market actually transacts at. This half shows a market that is both broad and deep: the ₹5 crore to ₹10 crore band accounts for seven in every 10 sales, while homes above ₹20 Crore carry more than a quarter of the value,” Murtuza Vapiwala, Co-Founder of Lighthouse PropTech said.
Worli remained the leading micro-market, recording ₹5,558 crore across 275 deals at an average of ₹20.2 crore, accounting for about 17 per cent of all luxury value. However, growth spread to new areas, with Andheri West and Versova doubling in value from Q1 to Q2, and Tardeo growing 125 per cent. New launches from Sri Lotus Developers and Viceroy added more than half of the growth in Andheri West and Versova.
Godrej Properties topped the developer charts with ₹2,360 crore across 207 homes, followed by Oberoi Realty at ₹1,818 crore and Lodha Developers at ₹1,741 crore. Godrej Trilogy Seafront in Worli was the top project, recording ₹1,199 crore.

In the rental segment, eight homes were leased for ₹20 lakh a month or more between June and September 2026, with seven of them leased by companies. The highest lease rate reached ₹28.50 lakh a month at Oberoi 360 West in Worli, amounting to ₹3.42 crore a year.
“The clearest view of Mumbai’s luxury market comes from its records. Every figure in this report is drawn from a sale or lease registered with the state, which makes it a dependable guide to where the market is heading. The records also show where demand is building. Ten micro-markets account for 56 per cent of the value, and they grew 26 per cent from the first quarter to the second, against 17 per cent for the market as a whole,” Sandeep Reddy, Co-Founder at Zapkey said.
